Three New Stapleton Filings Readied for Development

Fiore & Sons recently completed a massive site excavation project on behalf of Construction Manager Mortenson Construction for land developer Forest City Stapleton, Inc. A total of 299 acres across three independent filings were prepared to accommodate future new construction projects and despite much of the original Stapleton Airport runways and infrastructure having been long since removed, significant obstructions remained. While reconditioning the sites, Fiore & Sons encountered concrete debris and cement treated base, remnants of runways and aprons, along with underground storage tanks, steel I beams, and asphalt taxiways. Bedrock was also present and had to be removed as the sites were excavated, balanced,
and graded.

More than 1.2 million cubic yards of dirt was moved within Filing 54 and Filing ME, while another 339,0000 cubic yards of dirt was exported to Filing 39 to help create an even cut/fill balance on each filing. GPS tracking was used to create a detailed record of all encountered materials (concrete dirt, asphalt, and bedrock), which was used both in accounting and in resolving cut/fill obligations within each of the three sites. Fiore & Sons began their work in January of 2018 and completed the contract a full two months early delivering the balanced sites in April of 2018. Single and multi-family residential properties along with community green space and commercial office and retail opportunities will be developed.
