Block 162 Is Coming Up Downtown

Block 162, a 30-story addition to Denver’s downtown skyline is coming out of the ground at 15th and California under the direction of development team Patrinely Group and USAA Real Estate. Designed by Gensler, with Swinerton Builders leading construction management, this 595,000-SF glass tower proposes state-of-the-art office space able to be easily adapted to changing tenant configurations.

Currently known as Block 162, the Class A building’s floor plates feature column-free clear spans, ceiling heights between 10- and 13- feet, with panoramic views of the city and mountains framed in endless glazing. Hospitably accessorized, Block 160 will feature an 11th-floor amenity deck promoting an indoor/outdoor connection through several terrace lounges and operable windows with openings as large as 40-feet. The Sky Terrace will be a 14,600-SF outdoor lounge and manicured roof garden perched above the street. The centrally located fitness center, conference facilities, and barista bar are also adorned by a firelit lounge. In pursuit of the owners’ expectation of a sustainable asset, the design incorporates high-efficiency unitized glazing and exterior fins to minimize energy use, while maximizing daylight through transparency on all sides. The building is expected to achieve LEED Gold Certification.

Construction broke ground in December 2018 and is expected to stretch to December 2020.
