and 142nd Avenue, the new two-story building will include an ambulatory surgery center, clinical space, diagnostic imaging, physical therapy, urgent care, and a medical supply store. owner-supplied equipment and associated electrical, structural, and mechanical loads and requirements. Flexibility, continual communication, and coordination throughout the preconstruction phase were facilitated by integrating pricing from subcontractors that will
be performing these key scopes and those working on the building envelope. The early pricing strategy is expected to set the stage for success through a steady stream of committed resources at set rates, unencumbered by market fluctuations.
Construction is expected to break ground in April 2019 and complete in May of 2020.
The main floor of the central tower will see the biggest change as facility offices and resident amenity spaces are enhanced. Included among the improvements will be a new kitchen and large dining room, a grab-and-go café, wellness center with physical therapy components, a beauty salon, library, and recreation center. Additionally, windows in all three buildings will be replaced and a new elevator and a new main entry will be incorporated in the 13-story South Tower renovation.
The owner, Golden West Manor, is following Green Communities guidelines on sustainable development and has engaged OZ Architecture and General Contractor, Katerra, to lead their respective disciplines. Construction is expected to begin in June of 2019
and the occupied-renovation will extend until December 2020.
