A New Mixed-Use Anchor for Cherry Creek North Tops Out
In March of 2026, The Beck group topped out construction on The Oasis Apartments at 299 Milwaukee and 3rd Avenue in Cherry Creek. The new development by BMC Investments will offer premier luxury residential apartments in the heart of Cherry Creek North. Positioned in one of Denver’s most sought-after urban districts, the project is designed to elevate residential offerings while having a meaningful impact on the public and the surrounding neighborhood.
This development transforms almost the full block from 2nd to 3rd avenue, providing a vibrant, mixed-use destination. In addition to the residential program, Oasis introduces 24,000 square feet of ground-level retail space. This addition will activate the street edge and emphasize pedestrian access. A publicly accessible park will sit on the corner of 3rd and Milwaukee, featuring fountains across the site. By bridging private residential, active retail, and open public spaces, it adapts to the evolving urban expectations of one of Denver’s most established submarkets.
Oasis Apartments, designed by Shears Adkins Rockmore, delivers a mix of studio, one-, two-, and three-bedroom luxury residences, meeting the growing demand for best-in-class urban living. Residents will have access to a fully equipped fitness center, two private courtyards that provide light at the podium level, and a rooftop lounge and pool terrace featuring an expansive view of the city.
Building At Scale in an Active Urban District
Construction has required careful coordination and precise execution due to the density of the urban site. Beck began site demolition and abatement on the three existing buildings and a parking structure in September 2024. The team worked to limit disruption within the active Cherry Creek district, later performing mass excavation within the constrained site footprint.

Vertical construction and groundbreaking followed in June of 2025. As of early 2026, Beck’s project team has reached multiple significant milestones ahead of plan. The project team has emphasized proactive coordination between trade partners and a disciplined sequencing of work, continually performing scheduling validations as the building evolves. The anticipated substantial completion of The Oasis Apartments is on-track for early 2027.
