The Design Criteria, a 46-page document, provides applicants
who want to develop at Belleview Station with specific procedures involving submittal of documents, review requirements, deadlines,
and fee schedules. The Architectural Control Committee then reviews plans for all proposed improvements, including the smallest of details
such as construction of any type, landscaping, lighting, exterior building improvements, satellite dishes, antennas, construction yards, trash enclosure, fencing, lighting, driveways, parking areas and any improvements that affect the appearance, design or outside elements of property. Nothing is overlooked, but it isn’t overbearing either. The review committee views its role as complementary, talented enough to push, but experienced enough to know the limits.
“We want to work with developers who are serious about great design, high-density, and community,”
said Trey. “This is the remedy to suburban sprawl, inefficient land use, and to some extent, single occupant vehicle pollution.”
In addition to quality design and construction, Belleview Station
has found a solid foothold as more people and businesses continue to migrate from Denver’s urban core to the suburbs. As an outcome of this migration, Belleview Station is reaping great results:
• Existing office space is more than 98 percent leased, with buildings that are home to the corporate headquarters of Vectra Bank, Western Union, Newmont Mining, DCP Midstream, and Modivcare.
• Multifamily development includes residential projects by Holland Partners and new high-rise construction by Trammell Crow Residential. Two additional residential towers of more than 500 units are in the city queue with a projected start in 2024.
• The opening of several new restaurants and retail shops, bringing the development to near 100 percent occupancy (some of the new retailers include PurLuxe Beauty Bar, PurLuxe Lash!, Playa Bowls, and Crisp & Green, all scheduled to open this year). The current restaurant
and retail mix includes Ambli, Belleview Beer Garden (BVBG), Corvus Coffee, Le French Bakery
