4-Acre Site Near Denver International Airport Slated for Retail and Hospitality Hub
A new mixed-use project called Tower Plaza has been proposed for a 4-acre site at 18306 E. 64th Avenue, just off Peña Boulevard near Denver International Airport. The concept plan, filed with the City of Denver on August 5, calls for a 40,000-square-foot retail center anchored by a 24,942-square-foot grocery store, along with two restaurants totaling more than 9,300 square feet, additional shop space, and a potential five-story, 122-room Candlewood Suites Hotel. The hotel, totaling 64,322 square feet, would feature a ground-floor restaurant. The project replaces an earlier plan for 110 multifamily units, shifting the site’s focus from residential to commercial use.
The property was purchased in September 2024 for $3.4 million by two LLCs associated with Kelly Chuong and Wu Mei Li from an entity tied to Denver-based L.C. Fulenwider Inc. Westminster-based Summit Design Engineering Services is listed on the plans. According to traffic analyses submitted with the proposal, the commercial program is expected to generate approximately 4,290 daily vehicle trips, a substantial increase from the roughly 500 daily trips projected for the prior residential design.
If approved, Tower Plaza is anticipated to be completed in 2028, adding a new retail and hospitality destination to the rapidly developing DIA corridor.
