Bristlecone Construction Begins Work on Blue Room House One, Advancing Modular Affordable Housing in Denver

Construction is officially underway on Blue Room House One.

The Blue Room House One is a thoughtfully planned affordable housing development in Denver that will utilize an off-site modular construction strategy to enhance efficiency, cost control, and delivery certainty.

Bristlecone Construction has been selected to serve as general contractor on the project, working alongside a collaborative team committed to expanding attainable housing solutions within the city.

Blue Room House One is being developed by BLUE ROOM Housing and designed by Studio K2 Architecture. The project will be delivered through a modular construction model in partnership with RISE Modular, integrating factory-built components with on-site construction operations. Owner representation is being led by TWP - The Wells Partnership, now operating as Consertus, a Consertus Company.

A Strategic Preconstruction Phase

The team is currently completing preconstruction efforts, with a strong emphasis on design coordination, scope alignment, and detailed sequencing between off-site fabrication and on-site sitework activities.

This early collaboration has centered on:

  • Integrating architectural and structural systems for modular compatibility

  • Defining scopes of work to minimize gaps and overlaps

  • Coordinating production timelines with site readiness milestones

  • Identifying potential risk variables early to support cost and schedule predictability

By aligning factory fabrication with field operations from the outset, the project team has positioned Blue Room House One for improved constructability, tighter scheduling controls, and reduced uncertainty—key factors in delivering high-quality affordable housing in today’s market environment.

Leveraging Modular Construction for Housing Impact

The modular construction approach allows significant portions of the building to be manufactured in a controlled factory environment while site preparation progresses simultaneously. This parallel workflow is expected to compress the overall project timeline while enhancing quality assurance and material efficiency.

For affordable housing developments in Denver, where labor availability, cost pressures, and scheduling risks remain ongoing challenges, this integrated strategy offers a forward-thinking solution that balances innovation with practicality.

Looking Ahead | Blue Room House One Attainable Housing

As Blue Room House One advances from planning into fabrication and installation, the team will continue sharing insights into the modular coordination process, including lessons learned related to logistics, sequencing, and execution within the context of urban affordable housing delivery.

Through strong collaboration and a commitment to thoughtful planning, Blue Room House One represents not only the start of construction, but a meaningful step toward expanding attainable housing through innovative building methods.
