AirPark 36 to Break Ground Sept. 14 in Broomfield, Colorado

New 122,000-square-foot flex-industrial development will bring modern industrial space to the U.S. 36 corridor.

AirPark 36, a new approximately 122,000-square-foot flex-industrial development in Broomfield, will celebrate its official groundbreaking Sept. 14 at 10355 W. 120th Avenue, marking a significant milestone for the project following final city approval and the issuance of a construction permit.

Developed by Silver Point Development, AirPark 36 is planned as a modern industrial facility designed to accommodate a range of light-industrial, warehouse and office users. The project will rise on a 7.92-acre site immediately north of Rocky Mountain Metropolitan Airport, with convenient access to the U.S. 36 corridor and the broader Denver-Boulder market.

The Broomfield City Council unanimously approved the project's Site Development Plan on Dec. 9, 2025, following a recommendation for approval from the city's Land Use Review Commission. The City and County of Broomfield subsequently issued a new-construction permit for the project in July 2026. City records identify the building at 122,035 square feet and list Alcorn Construction Inc. as the contractor.

Tilt-Up Concrete Construction Versatility in Design Serves Industrial and Commercial Tenants

Designed for flexibility, AirPark 36 will feature tilt-up concrete construction, a 28-foot clear height, 20 dock doors, four drive-in doors and 120-foot truck courts. The building can accommodate either a single tenant or multiple users, allowing the property to serve a variety of industrial and commercial needs.

The approved site plan also includes loading areas along the east and west sides of the building, approximately 223 vehicle parking spaces, landscaping, stormwater infrastructure and access from West 120th Avenue.

AirPark 36 is located within the Knudson Planned Unit Development, an area designated for a range of business and industrial uses. Its location near Rocky Mountain Metropolitan Airport and U.S. 36 places the project within one of the region's established employment and transportation corridors.

The Sept. 14 groundbreaking will bring together members of the development and construction teams and other project stakeholders to recognize the start of the development's next phase.
