Aspendale Littleton a New 55+ Community is Brinkmann Constructors and Headwaters Group First Active Adult Development
Brinkmann Constructors has completed construction of Aspendale Littleton, a new active adult community in Littleton, Colorado, marking two significant milestones for the company: its first completed project with Headwaters Group and Brinkmann's first active adult community.
Developed for adults ages 55 and older, the four-story, 230,537-square-foot, wood-framed community features 190 residential units designed to support an active, connected lifestyle. Situated on over five acres, Aspendale Littleton includes approximately 10,800 square feet of amenity space centered around a clubhouse that encourages wellness, recreation and social engagement.
Residents now have access to a variety of community-focused amenities, including gathering spaces for walking clubs, fitness classes, art programs, happy hours and game nights. Outdoor features include a lap pool, spa, outdoor bar, community garden, dog park and covered parking structures, creating opportunities for year-round recreation and connection.
Brinkmann partnered with Headwaters Group through a negotiated design-assist delivery process, earning the opportunity through a long-standing relationship and a commitment to exceptional customer service. From preconstruction through completion of the project, the team worked collaboratively with Headwaters Group and Santulan Architecture to implement approximately $1.8 million in accepted value engineering solutions, delivering meaningful cost savings while maintaining the project's vision. The project also generated more than $1 million in owner savings.
Despite experiencing 21 weather delay days and navigating permitting challenges, Brinkmann and team completed the project approximately six weeks ahead of schedule, allowing residents to move into the community on the contractual substantial completion date.
