Former Denver Hardware Block Cleared for Reactivation

A new mixed-use site development project is underway in the River North (RiNo) District on the former Denver Hardware Co. block at 32nd and Walnut Streets. After getting the 2.4-acre property rezoned from industrial to mixed-use, the land purchase was made by owner/developer Camden Property Trust with plans to build a five-story multi-family apartment building that will feature 233 units and a combination of ground-level retail and integrated parking. Site work included removing former structures, which had functioned as a combination of office, retail, and warehouse spaces for Denver Hardware since 1953.

Design services for the new development were led by Wallace Garcia Wilson Architects, with landscape design services provided by Norris Design. The building profile will reach five-stories in height along Walnut Street and step down to three stories along Larimer and includes several outdoor spaces for residents and guests. A sculpture courtyard along Larimer will serve as a semi-public gathering area for retail users and residents. A resident amenity deck on level three will overlook the sculpture garden and include a pool, outdoor kitchen, gathering areas, and custom water features.

Construction broke ground in the spring of 2018, with general contractor, Camden Builders, leading the delivery. Camden RiNo is expected to be ready to receive tenants in the summer of 2019.
