50-Unit Affordable Senior Housing Opens in Denver’s Central Park Neighborhood

St. Stephen Senior Apartments, Formerly Known As Uinta Senior Apartments, Grand Opening

On September 11, Denver-based MGL Partners celebrated the grand opening of St. Stephen Senior Apartments, a 50-unit affordable housing community for adults 62 and older. Located at 2189 N Valentia Street in Central Park, the four-story building is fully leased and serves residents earning 30%-60% of the Area Median Income (AMI). Construction began in November 2023 and wrapped in summer 2025. The project was made possible through a 65-year land lease with St. Stephen Missionary Baptist Church, creating both long-term stability for the congregation and a lifeline of affordable housing for Denver seniors.

“As many St. Stephen neighbors continue contributing to our workforce, this project ensures they can do so with stability and dignity—steps away from opportunity,” said Rev. Randolph C. West, Jr., head pastor of St. Stephen Missionary Baptist Church. “This community will serve as a legacy for our church and a testament to what committed partners spanning public, private and community-based, can achieve together.” 

Addressing the Senior Housing Shortage in Colorado

Responding to a shortage of senior housing, where nearly one in three Coloradans over 62 are cost-burdened, the $19.6 million development features one- and two-bedroom apartments averaging 48% AMI. Amenities include a community room, fitness center, rooftop deck, garden, and on-site management, with easy access to transit and retail. Financed through 9% Federal and State Low-Income Housing Tax Credits allocated by CHFA, with Wells Fargo as construction lender and equity investor, the project also received support from the Colorado DOH, Denver’s Department of Housing Stability, Brookfield Residential, and the Impact Development Fund. Church leaders and MGL emphasized the partnership’s role in ensuring stability, dignity, and opportunity for older residents.
