Located East of I-25, between Lincoln Avenue and RidgeGate Parkway, the Lone Tree City Center is poised to become an authentic downtown environment for the Lone Tree community – a special place where residents, businesses, and visitors can live, shop, work, and gather in a dynamic, walkable community. The City Center will be tied together by robust transit, pedestrian-friendly streets, and a network of bikeways, while vibrant open spaces, parks, and plazas provide opportunities for recreation, relaxation, and community gatherings. This project builds on the existing quality and character of Lone Tree, supporting employment centers, shopping areas, and diverse housing choices, building upon Lone Tree’s robust destination economy.
Lone Tree's Community Vision of 25 Years
The vision for Lone Tree City Center dates to 2000, when Lone Tree voters approved the annexation of the land into the City. Three years later, voters overwhelmingly supported joining the Regional Transportation District (RTD), setting the stage for light rail to serve the City Center and support transit-oriented development.
Community input has been central to shaping the Lone Tree City Center Subarea Plan, which articulates the long-term vision for the area. Approved by the City Council in 2018, the plan envisions a 440-acre, dense, walkable urban center grounded in high-quality design principles. The plan balances flexibility to respond to market demands while maintaining the character and integrity of Lone Tree.
City of Lone Tree Planning for Scale and Growth
East of I-25 between Lincoln Avenue and RidgeGate Parkway, the entire City Center site is owned by a single landowner, the experienced Coventry Development Corporation /RidgeGate Investments. The project anticipates upwards of 35,000 jobs, 5,000 residential units, and approximately 12 million square feet of office and retail space.
Investing in Infrastructure for the Future
To accommodate the millions of visitors expected annually, the City has already been building infrastructure and capacity to support the development of the City Center. Our partners have already invested more than $350 million in critical infrastructure, including a new interchange at RidgeGate Parkway and I-25 and the extension of light rail into the heart of City Center with the City Center light rail station. More than $120 million in improvements to the Lincoln Avenue/I-25 interchange, along with a new mobility hub connecting Lone Tree to Colorado Springs, are currently under construction. These investments ensure the City Center will be accessible, convenient, and ready for the thousands of people who will live, work, and visit each day.
