Schnitzer West’s The Current in Denver’s RiNo Reaches 63% Leased With New Tenants

Schnitzer West Signs New Tenants at The Current as Leasing Momentum Continues.

Schnitzer West LLC (Schnitzer West) today announced new leases at The Current, its Class A office property in Denver’s River North (RiNo) neighborhood. A few of the new tenants include Global Healthcare Exchange (GHX), Performance Drone Works (PDW), and Vibe Coffee & Wine. The building is now 63% leased, up from 38% earlier this year, reflecting continued demand for high-quality, move-in-ready office space and mixed-use environments.

These new leases validate Schnitzer West’s strategy of pairing pre-built, occupancy-ready office suites with premium amenities, allowing tenants to move in with minimal lead time and less hassle than a traditional buildout process. The company is currently designing and planning an additional 50,000 square feet of occupancy-ready suites in a variety of sizes across the building. Beyond the offices, every tenant of The Current gets access to the expansive rooftop mezzanine, the multi-level Great Room, and meeting spaces with views of downtown and the Front Range.

GHX, a healthcare technology company relocating from Louisville, Colorado, leased approximately 15,000 square feet on the sixth floor.

Together with the building’s other recent leasing activity, these tenants further establish The Current as a top destination for companies seeking modern office space in RiNo.

Retail offerings are also growing at The Current, with Vibe Coffee & Wine, a locally owned café and wine bar with multiple locations throughout metro Denver, opening this fall in the building’s final available retail space. Vibe joins Dear Emilia, which has received overwhelming praise and steady demand since its opening earlier this year, already making The Current a dining destination for visitors and locals alike.
