Fabrica RiNo Announces Greater than 27,000 Square Feet of Leasing Activity
Tenant Growth and Leasing Momentum Reflect Renewed Energy at the Property Following Recent Upgrades from New Ownership and Positive Momentum in RiNo’s Office Market
DENVER – Boulder-based real estate investment and development firm Conscience Bay Company (CBC) announced today a series of new, renewed and expanded leases at Fabrica RiNo, the 160,000-square-foot creative workplace located at 3001 Brighton Blvd. in Denver’s River North Art District, which the company purchased in September 2024.

In total, more than 27,000 square feet of leasing activity has taken place at Fabrica RiNo since CBC acquired and rebranded the building in late 2024, signaling strong demand for creative, community-oriented workspace in Denver’s urban core. Over a dozen businesses have signed, renewed or expanded leases, which includes approximately 8,000 square feet of new leasing activity from tenants such as RULE Gallery, Comploy HR, Confluence, Noor Consulting and Therapy, and Ranger.

Our new headquarters at Fabrica offers a focused way for us to engage with the neighborhood and continue presenting the kind of work that drives us.”
As part of the building’s refreshed identity, CBC worked with RULE Gallery and the Boulder Museum of Contemporary Art to acquire and install large-scale fine art prints by Jason DeMarte on Fabrica’s exterior—a bold addition to RiNo’s already rich public art landscape.
“There’s something striking about seeing artwork at that scale, out in the open,” Santerli said. “Helping curate this was a meaningful opportunity and a great example of how Fabrica supports regional galleries, artists, and institutions—while rethinking what creative placemaking can be.”
Several longtime tenants have also deepened their commitments to the building. Snooze, Delta-V Capital, Diablo Media, and CBS Corp Business Solutions have all expanded their footprints, while Fabrica’s onsite bar and pub Will Call and tenant Golub and Company have renewed their leases and recommitted to the building for the long term.
“The Fabrica space has been home to the Snooze Mothership for over 8 years and more recently for an expansion of our existing space,” said Brianna Borin, Chief People and Culture Officer at Snooze. “As our team and operations have expanded to serve our 72 restaurants nationwide, it has been a natural and easy decision to grow our footprint at Fabrica and stay in the heart of downtown Denver. The energy of the building, the people and the way it supports how we work only builds on the foundations in which Snooze was started and makes it the perfect place for us to keep growing and thriving for the years to come.”
Since the acquisition, Fabrica has undergone a series of thoughtful improvements aimed at enhancing the day-to-day tenant experience. Upgrades to common areas, refreshed signage, soft seating, and the addition of more than 250 indoor plants have helped create a warmer, more connected workplace. Combined with CBC’s hospitality-driven approach to management, these enhancements continue to attract tenants looking for office space that feels both inspiring and functional.
Originally built in the 1940s as a cold storage warehouse, Fabrica was one of the first major commercial redevelopments in RiNo. The property played a key role in catalyzing revitalization along Brighton Boulevard and remains a community anchor for local businesses, artists and entrepreneurs.
