Realberry and Hensel Phelps Advance Avenue South at Centerra in Loveland
Mixed-use project will bring retail, office, housing and regional headquarters to Loveland.
Something big is rising at Centerra and it’s not just measured in square feet.
Led by Realberry in collaboration with Hensel Phelps, Avenue South at Centerra is moving from concept to construction, bringing a 140-acre mixed-use district to life in one of Northern Colorado’s most active growth corridors.
Set within the larger 3,000-acre Centerra master-planned community, the development is designed as a connected, walkable environment where retail, residential, office space and public gathering areas work together—not separately.
The vast numbers tell part of the mixed-use development story.
Initial phases of Avenue South are expected to deliver roughly 170,000 square feet of retail and restaurant space, paired with approximately 150,000 square feet of office space. Plans also call for hundreds of residential units, with long-range projections reaching well over 1,700 homes across a mix of housing types.
A dedicated office building for Hensel Phelps—planned at more than 110,000 square feet, will further anchor the district, reinforcing its role as both a destination and an employment hub.
At the ground level, the Loveland community experience is just as intentional.
The retail core is expected to feature a curated mix of more than 30 retailers and nearly 20 dining concepts, including Loveland’s first Whole Foods Market, positioned adjacent to the existing Marketplace at Centerra.
And then there’s the recreational space at Centerra that brings it all together.
A central 3.2-acre gathering place, The Front Porch, is designed to serve as the district’s social anchor, complete with an event lawn and amphitheater. It’s where concerts, community events and everyday moments intersect, creating energy that extends far beyond storefronts.
This is not a one-phase build. It’s a layered, evolving district that will continue to grow over time; adding density, opportunity and connection as each phase comes online.
This is more than a development. It is a continuation of Centerra’s evolution and a strategic investment in how Northern Colorado grows, connects and shows up.
