Boulder Creek Neighborhoods Sells Out Boulder’s First 150% AMI Homeownership Offering at Peacock Court

Successful mixed-income community demonstrates strong demand for attainable homeownership in Boulder.

Boulder Creek Neighborhoods, the award-winning local home builder, has placed under contract all of the affordable homes offered at 150% Area Median Income (AMI) at Peacock Court through the City of Boulder's pioneering Boulder Regional Affordable Homeownership Program, demonstrating that attainable homeownership remains a priority for Boulder residents and highlighting the growing need for missing middle housing options.

The six deed-restricted homes, available to buyers earning up to 150% of the Area Median Income, were integrated throughout the neighborhood alongside three market-rate wee-Cottage® homes in the community's first phase. Rather than separating affordable housing into a distinct area, Peacock Court was intentionally designed as a mixed-income neighborhood where homes of varying price points share the same thoughtful architecture, amenities and sense of community.

"The response to these homes reinforces what we've known all along—homeownership is still very much a goal for people who live and work in Boulder," said David Sinkey, President of Boulder Creek Neighborhoods. "There are many individuals and families who earn too much to qualify for traditional affordable housing but still cannot afford market-rate homes. Peacock Court Expands Opportunity for Middle-Income Home Ownership

Peacock Court is the first Boulder community to include homes offered through the city at 150% AMI, expanding opportunities for middle-income households that have historically been priced out of the local housing market despite having stable careers and strong ties to the community.

Peacock Court was envisioned as a neighborhood that reflects the diversity of Boulder itself. The community features a variety of housing options, including single-family homes, homes with Accessory Dwelling Units (ADUs), market-rate residences and deed-restricted homes, creating a vibrant neighborhood that welcomes residents at different stages of life and across a range of income levels.

The uptake also signals the continued desire for homeownership despite broader housing affordability challenges.

"People haven't given up on the dream of owning a home," added Sinkey. "They simply need more attainable pathways to get there. Communities like Peacock Court prove that mixed-income neighborhoods are not only possible—they're desirable, successful and an important part of Boulder’s housing future."

Peacock Court continues to offer market-rate homes, including the company's signature Limited Edition single-family residences, featuring ADUs above three-car garages.  Expected completion of these homes in Fall 2026.
