DDDA Greenlights $63M Catalyst for Downtown Office-to-Residential Transformation

The Denver Downtown Development Authority has approved a $63 million low-interest loan to support The Luzzatto Company’s redevelopment of 621 and 633 17th Street, a project known as High Fidelity Plaza.

Backed by a total investment of approximately $315 million, the adaptive reuse initiative will reposition nearly 1 million square feet of underutilized office space into a mixed-use environment. Plans include more than 700 residential units, with 70 designated as attainable housing at 60% of area median income, along with ground-level retail and activated public plaza areas designed to re-energize the streetscape. The approved financing is specific to the 17th Street towers, while Luzzatto’s separate Denver Energy Center project on Broadway continues through the entitlement process.
