AC Hotel Denver RiNo Opens in Denver’s River North Arts District
Bristlecone Construction delivers seven-story, 128-key hospitality project at 3680 Brighton Boulevard
AC Hotel Denver RiNo has officially opened at 3680 Brighton Blvd. in Denver’s River North Arts District, adding a new Marriott-branded hospitality destination to one of the city’s most active arts, dining and entertainment neighborhoods.
AC Hotel Denver Development Leaders
The seven-story, 128-key hotel was developed by Prakash Sundaram’s TMS Management with development partners Brad Allen and Lance Sigmon of Allen Sigmon Real Estate Group, Alliance Investments, and Hamant Patel of Lotus Hotels. The project brings the AC Hotels by Marriott brand to Denver’s RiNo corridor, placing guests near Coors Field, Mission Ballroom, the National Western Complex, craft breweries, restaurants, galleries and major regional access points including I-25 and I-70.
Hotel Architecture and Top Tier Amenities
Bristlecone Construction led construction on the approximately 70,000-square-foot hospitality project. KTGY served as architect, delivering a minimalist, modern hotel design shaped by the character of the RiNo Arts District. The building’s architectural expression uses light, shadow, transparency and contemporary façade materials to create a visual connection to the street, while a wood-slat porte cochere creates a distinct arrival experience positioned away from traffic-heavy Brighton Boulevard.
The hotel was designed with a light-gauge steel-framed structure and an efficient hospitality layout. The first floor includes lobby, kitchen and back-of-house functions, while the second floor includes the hotel’s fitness center. Upper floors are organized with stacked, typical guest-room layouts to support construction efficiency and a consistent guest experience throughout the building.
Guest rooms at AC Hotel Denver RiNo feature streamlined furnishings, flexible workspaces, complimentary high-speed internet, full bathroom suites, refrigerators, handheld steamers, adjustable reading lamps, comfortable beds and other modern amenities designed for business and leisure travelers. Public-facing amenities include an open-concept lobby lounge and bar, AC Kitchen, Velada, a 24-hour fitness center, business center, meeting space, convenience store, complimentary Wi-Fi, same-day dry cleaning and guest-room entertainment.
The hotel’s food and beverage offerings include AC Kitchen, which provides a European-inspired breakfast experience, and Velada, which offers small plates, craft cocktails and premium beverages in a contemporary setting. The property also offers meeting and gathering space for small groups and business travelers.
State of the Art MEP Services Provided by MDP Engineering
MDP Engineering Group provided mechanical and plumbing design services for the project, with listed services also including electrical and LEED design. The HVAC design included roof-mounted air-source heat pump units ducted to corridors, guest rooms and fan coil units. Guest rooms are served by low-profile horizontal fan coil units connected to air-source heat pump units. Plumbing design supported the hotel’s lounge, dining, kitchen, laundry and brand-standard amenities. Engineering systems were developed to meet Marriott Brand Standards, comply with Denver energy codes and include provisions for LEED mechanical and plumbing credits if pursued.
AC Hotel Denver RiNo officially opened June 18, 2026, following approximately 18 months of construction.
