Formativ Real Estate Group to Break Ground on Rowan, a Multifamily Development in Denver’s RiNo District
June 3 groundbreaking marks the next phase of Formativ’s larger mixed-use vision for 38th & Blake, including workforce housing, market-rate residences, hospitality, retail and community-serving amenities.
Formativ Real Estate Group will celebrate the start of construction on Rowan, a new 358-unit multifamily community located at 3875 Walnut Street in Denver’s River North Art District. The project is positioned near RTD’s 38th & Blake A-Line commuter rail station, placing it within one of Denver’s most connected transit-oriented development areas.
A groundbreaking ceremony for Rowan will take place on Wednesday, June 3, 2026, from 11:00 to 11:45 a.m. at the project site. Representatives from Formativ Real Estate Group, The Weitz Company and the City and County of Denver are expected to provide remarks, followed by a ceremonial groundbreaking and photo opportunity.
Rowan Part of Mixed-Use Development Plan
Rowan is part of Formativ’s broader development plan near the 38th & Blake/Walnut intersection. The coordinated effort also includes 3850 Blake, a 310-unit workforce housing community currently under construction, along with a forthcoming 180-key hotel. Together, the projects are planned to deliver more than 650 market-rate and workforce housing units, hospitality, retail and gathering spaces within a highly accessible urban infill location.
As Denver continues to face housing supply and affordability challenges, projects such as Rowan highlight the role of transit-oriented development in creating more housing options near major mobility connections. The development is designed to contribute to the continued growth of north RiNo while supporting neighborhood activation, job creation and long-term investment in Denver’s urban core.
Walkable Multifamily Property in Transit Oriented RiNo Arts District
Located steps from the A-Line station, Rowan will add new residential density to an area already shaped by significant public and private investment. The project is intended to complement surrounding development by adding new homes and amenities within walking distance of transit, employment centers, restaurants, creative businesses and the broader RiNo arts and business community.
The Weitz Company is serving as general contractor for the project.
