Wynkoop Crossing Concept Revised as Bold Ball Arena Redevelopment Takes Shape
Ball Arena Redevelopment | Wynkoop Crossing Bridge Plan Update
Developers behind the audacious Ball Arena Redevelopment neighborhood plan have submitted an updated plan for the Wynkoop Crossing bridge. The plan aims to create a seamless access point from the future Ball Arena neighborhood to Speer Boulevard and Cherry Creek.
Designed with accessibility in mind, it features gentle ramps, open paths, and landscaping that integrates with the Cherry Creek Trail. The 5% grade of the round ramp allows vertical access for pedestrians, wheelchair users, and bicycles without requiring an elevator. Importantly, the project preserves the Downtown Children’s Playground while adding new pedestrian connections into the space. Access to Volker Loft garage will be maintained, but the area will be temporarily blocked off for public access while work is completed.
Design Concept Plans for Ball Arena Redevelopment Project
Back in April, Kroenke Sports & Entertainment officially submitted concept plans for Phase 1A of the Ball Arena redevelopment, aiming to transform a 3.7-acre parking lot into a vibrant mixed-use hub. The proposal included a 13-story hotel, two 12-story residential towers with 300 units, and a four-story performance venue, all connected by a shared underground parking garage and linked to LoDo via a pedestrian bridge over Speer Boulevard.
This marked the first step in a long-term vision to redevelop 64 acres around Ball Arena with housing, hotels, retail, parks, and community amenities. Plans included 6,000 residential units, with 18% reserved for affordable housing.
Construction could begin as early as 2026.
